LanCarte Commercial Completes Off-Market Lease on Magnolia Avenue

Fort Worth, TEXAS – October 2026 - LanCarte Commercial has completed the lease of approximately 3,300 square feet with patio space at 1101 W. Magnolia Avenue in Fort Worth's Near Southside, formerly home to The Magnolia Wine Bar. Sarah LanCarte and Brittany Doyle of LanCarte Commercial represented the transaction.

The lease came together through LanCarte’s existing relationship with the property owner. After learning that Magnolia Wine Bar planned to close, the team was able to move quickly and work with the owner to find a new tenant before the property was publicly marketed.

The space will become the new home of Commodore Tavern & Terrace, a restaurant concept from chefs Graham Elliot and Charlie Rushton. The restaurant is expected to open later this year and will include the existing patio space along Magnolia Avenue.

“We knew the space would attract interest, so being able to get ahead of the market was important,” said the LanCarte team. “Our relationship with the owner allowed us to have those conversations early and put the right opportunity together without taking the property to market.”

Located along W. Magnolia Avenue, the property is in the heart of Fort Worth’s Near Southside, a neighborhood known for its local restaurants, bars and small businesses.
