OPPORTUNITY
Immediate opening for a Property Manager in the Fort Worth corporate office of a growing commercial real estate firm. We are seeking an experienced, dynamic, driven, and entrepreneurial Commercial Property Manager that has an ownership mentality to manage all aspects of assigned commercial properties. This person will work daily with our property management team and will report directly to our Managing Director or Assistant Managing Director of Property Management.
RESPONSIBILITIES / DUTIES
The activities listed here are not all-inclusive; rather, they indicate the types of activities normally performed by this position.
Build and maintain positive relationships with prospective and current tenants to support long-term retention.
Respond promptly to tenant needs, ensuring timely resolution of issues.
Oversee and ensure the successful completion of maintenance requests, building alterations, renovations, and capital projects.
Perform regular property inspections to maintain quality standards.
Coordinate tenant move-ins and move-outs, including conducting "walk-through" inspections with tenants.
Track and oversee vendor services, process invoices, and manage accounts payable.
Process tenant communications, including drafting notices and correspondence within deadlines.
Manage electronic and paper filing systems for accurate and efficient record-keeping.
Prepare and manage annual operating and capital budgets, including long-range capital plans that support the asset's performance and ownership's investment goals.
Collect rent and ensure compliance with lease terms, including timely notices.
Review and reconcile tenant rent and Common Area Maintenance (CAM) recovery charges.
Coordinate with leasing and brokerage teams on new leases, renewals, and tenant retention strategies to support occupancy and asset value.
Maintain professional, timely, and consistent communication with ownership on property performance, tenant matters, and operational updates.
Maintain up-to-date and accurate records, including tenant contact information and the Property Book.
Prepare and submit monthly operations reports and budget comparison (variance) reports, along with other timely and accurate reports as required.
Assist with property sales by supporting the due diligence process.
Handle high volumes of voice and email communication.
Perform other office support and property management duties as needed.
EXPERIENCE, EDUCATION & CERTIFICATIONS
A bachelor’s degree in accounting, economics, finance, or business is preferred.
4+ years of related experience in commercial real estate or commercial property management
Multi-tasking Skills: must be able to handle multiple projects for several properties while meeting tight timelines. Extremely organized and able to prioritize.
Analytical Skills: Advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, rents, discounts, and commissions. Conducts advanced financial analysis.
Communication Skills: Excellent written and verbal communication skills. Ability to provide efficient, timely, reliable, and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues.
Proficiency in Microsoft Office and other relevant software and tools.

OPPORTUNITY
Immediate opening for an experienced STAFF ACCOUNTANT in the Fort Worth corporate office of a growing commercial real estate management company. This position will be responsible for the accounting and preparation of financial reporting for a portfolio of commercial/office real estate properties. This position reports to the CFO and works closely with property managers and outside investors/partners. This position is fully in the office.
KEY RESPONSIBILITIES / DUTIES
The activities listed here are not all-inclusive; rather, they indicate the types of activities normally performed by this position. The successful candidate will be able to demonstrate core competencies in the following areas:
Post daily ACH deposits tenants’ accounts.
Complete weekly cash flow/payable holdbacks
Complete tenant lease billings/adjustments
Completion of monthly financial statements for a portfolio of commercial/office properties.
Review and process internal renovation/draw requests.
Assist property managers in preparing annual budgets.
Complete monthly cash analysis
Complete yearly NNN reconciliations for tenants.
Compile financial work papers for audits/reviews/tax return preparation.
Perform other special projects, historical research, financial analysis, and other duties as assigned.
Possess a solid understanding of accrual accounting.

PREFERRED EDUCATION and EXPERIENCE
Accounting degree
Experience with Yardi software.
Familiar with accrual accounting
Organized and articulate
Detail oriented.
Demonstrate proficiency with Microsoft Word and Excel
SCOPE OF RESPONSIBILITY Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Self-sufficient in monitoring work unit and/or project deadlines.
