    GENERAL PURPOSE

    The Building Technician is responsible for maintaining properties within LanCarte Commercial Property Management's managed portfolio. The following tasks outline the key duties, responsibilities, and requirements essential to the position, though they are not exhaustive.

    QUALIFICATIONS

    • High School Diploma/GED equivalent

    • Current Driver’s License w/good driving record

    • Working knowledge of Outlook, Excel and Work Order Programs

    • Minimum three (3) years building maintenance experience

    JOB DESCRIPTION

    Building Maintenance and Safety

    • Develop and maintain building maintenance and safety protocols in collaboration with the Property Manager, addressing building-specific requirements.

    • Oversee all building systems, including mechanical, fire/life safety, electrical, and plumbing.

    • Perform general maintenance tasks and schedule repairs as necessary on assigned properties.

    • Complete preventative maintenance and repairs, including lightbulb changes, door repairs, ceiling and drywall repairs, and flooring maintenance.

    • Work with third-party contractors to inspect, operate, and troubleshoot fire alarms and sprinkler systems.

    Property and Common Area Management

    • Ensure property common areas and vacancies are maintained in "always show ready" condition.

    • Perform portering functions, maintaining a professional appearance of the building, grounds, and equipment.

    • Inspect buildings, systems, and grounds for malfunctioning equipment and unsafe conditions.

    • Report safety and security violations, recommending corrective actions.

    Tenant Relations

    • Respond promptly and positively to tenant requests, ensuring timely resolution of issues.

    • Follow up with tenants as needed, meeting promised deadlines.

    • Conduct routine visits to tenants to establish rapport and ensure satisfaction.

    Compliance and Budget Management

    • Ensure compliance with applicable codes and company guidelines for building operations.

    • Collaborate with the Property Manager to implement and maintain budgeted items within parameters.

    • ·Assist with property budgets, vendor coordination, scope of work development, and subcontractor bidding processes.

    • Promote cost-saving initiatives to improve operating performance while maintaining excellent tenant service.

    • Support capital and tenant improvement projects.

    Teamwork and Communication

    • Work effectively in a team setting, maintaining positive relationships with co-workers, tenants, and the public.

    • Ensure proactive communication and excellent customer service.

    • Adhere to all company policies and procedures, including safety and attendance guidelines.

    Administration and Reporting

    • Maintain accurate maintenance and repair records.

    • Submit weekly timesheet details for property billback, including entries in Excel or Facility Management software.

    • Provide proper coding and billback notes with receipts to the Property Administrator promptly.

    • Maintain tool inventory and, if applicable, ensure the company vehicle is well-maintained with regular monthly checks and reports.

    Work Environment and Emergency Response

    • Work in a fast-paced environment with the ability to handle and prioritize multiple tasks and demands.

    • Respond to after-hours emergency calls as required.

    • Be available for flexible hours, including overtime and weekends.

    • Hours typically Monday–Friday, 8:30 am to 5:30 pm, with availability for emergencies.

    PHYSICAL REQUIREMENTS

    • Able to lift, carry and move 50 pounds on a regular basis

    • Able to frequently walk, stand, kneel, and crouch.

    • Able to occasionally climb and balance

    • Ability to climb ladders and work safety from heights.

    • Regular, on-time attendance.

    • Ability to lift arms above the head and work above the should and head.

    OPPORTUNITY

    Immediate opening for a Property Administrator in the Fort Worth corporate office of a growing commercial real estate firm. The Property Administrator will perform a variety of operational duties as they relate to the department of Property Management, will work daily with our team of property managers, and will report to the Head of Property Management. This is a full-time 40 hours per week position (in-office) and will be expected to work Monday through Friday from 8:30 AM to 5:00 PM.

    KEY RESPONSIBILITIES / DUTIES

    • Serve as first point of contact for tenant and vendor phone calls and emails; assist directly when possible before escalating to the Property Manager.

    • Draft and distribute tenant correspondence, including default letters, project notices, vendor letters, and emergency notifications.

    • Prepare and distribute vendor service agreements, W-9s, and COIs (if not going through Vendor Shield) via DocuSign; follow up to ensure full compliance.

    • Assist with vendor vetting, bids, and introductions; coordinate lunch-and-learn meetings when applicable.

    • Set up and cancel utility accounts during acquisitions, dispositions, and tenant transitions; coordinate with municipalities and service providers to resolve addressing and inspection issues.

    • Assist with property inspections, onboarding new properties, and maintaining property files.

    • Prepare and/or distribute estoppels for property sales and organize completed documents within property files.

    • Review monthly A/R reports for each property, including 'past' tenants, to ensure move-outs are processed timely and accounts sent to collections when appropriate.

    • Collaborate with Property Managers during the monthly A/R cycle to prepare notes/reports, contact tenants, and mail default letters via certified mail.

    • Compile the final owner A/R report each month and email to the Property Manager for owner distribution by the 15th.

    • Prepare and assemble tenant collection packets for Property Managers to review and forward to accounting.

    • Assist in the review of month-end general ledgers and rent rolls for discrepancies and call out any obvious discrepancies to Property Managers.

    • Prepare PTARs for default letters, notifications, and utility billbacks; route to Property Managers for approval before forwarding to accounting.

    • Audit monthly credit card transaction reports for assigned company users — verifying receipts, matching to statements, and maintaining digital records.

    • Sort and distribute property management mail, scanning COIs and documents to correct folders.

    • Support preparation of Construction Management (CM) fees as directed by Property Managers.

    • Assist with special projects assigned by the Director or senior management.

    QUALIFCATIONS

    • Previous office and real-estate experience preferred

    • Experience with Microsoft Office programs (Outlook, Word, Excel, Access, Power Point)

    • Strong work ethic, positive attitude, and good judgement

    • Desire to work as part of a team with a strong focus on client needs

    • Excellent communication and listening abilities

    • Organizational skills; ability to manage projects effectively and on-time

    • Ability to exercise discretion and maintain confidentiality

    • Analytical and detail-oriented

    • Ability to handle multiple tasks/assignments
